It is no secret that 'The Classic Modern House' has been severely delayed due to the pandemic, but we have high hopes that things are finally on the right track.
Our latest delay came when we attempted to drill piers. As you may have seen from the previous video we hit water. The water could have been trapped underground from all of the rain we had the prior weekend, or it could have been an underground aquifer that somehow didn’t show on the geotechnical report. Either way, we couldn’t pour concrete and weren’t willing to wait and see if it dried out. This meant a slab re-design. After consulting with our structural engineers, the decision was made to switch to helical piers. For those that don’t know, helical piers are essentially steel piers with “spikes" on them, which are drilled into the ground until they can’t go any further. Placing the load from the slab on more stable soil.
The delay comes from multiple areas. 1. Waiting for the structural engineer to look at the issue and issue a revised report. 2. Ordering helical piers, previously not in the plan. 3. Getting back into the schedule with the sub-contractors for the foundation form boards, underground plumbing and those finishing and pouring the slab. The next thing you know, we’re delayed another month.
Below are progress photos of the site. In a few of the photos you can see the helical piers coming out of the ground at all different heights. This was due to the different levels of stability in the soil. All of the piers were cut off at the same level prior to the slab being poured.
